How much can I afford to spend on a home?
My advice is to use a mortgage calculator and go to a loan officer. My advice is to get a pre-approval letter to purchase a house. The pre-approval letter typically is good for at least 90 days. Be mindful that the loan officer is going to want to pull your credit report. My advice is let a loan officer run the numbers according to your income, monthly debt such as car payments, credit cards. Lastly, be mindful of major purchases in the process of buying a house. I wouldn’t advise that a purchase such as a new car or other purchases show up on your det to income statement before you close on a house. Lastly, I would also recommend that you shop around for the best mortgage rates. Make them put things in writing.
What’s the home-buying process like?
  • A few ingredients to get started, it’s complicated and easy at the same time with a real estate professional at your side:
  • 1) (MONEY TALKS) Go to your favorite bank or research a money lender that provides mortgages. Please get a pre-approval letter in writing that can be sent to the seller or your real estate professional.
  • 2) Inspections: such as plumbing, roof, electrical, heating, structural, radon, termite and many other inspections are commercially available at modest fees.
  • 3) Buyer beware: Typically, once you close on a property, you are purchasing the property in its “AS IS” condition with all faults, in other words the sale is final. Thoroughly read the seller’s disclosure statement. Don’t be afraid to call the local city municipality and ask about zoning, taxes, and the assessed value. You may also get legal representation and other professionals on your behalf if you so choose.
  • 4) Review the title insurance with your real estate professional, attorney, title company. Ask any and all questions until you are completely satisfied.
  • 5) The purchase agreement is many pages. Read, understand, examine and ask questions, and do not sign it until you completely understand everything.
  • 6) I would shop around for money to get the best rate and request that they put a principle, interest, taxes and insurance payment put together on a specific property, I would be mindful about estimated taxes insurance condominium fees. Please get everything in writing.
  • 7) Call your insurance agent before you purchase a home. Request a written quote and then review the coverage with your insurance professional.
  • 8) Lastly, if you are not a seasoned professional, I would get someone to represent me that can provide professional advice and legal counsel.
What are the current mortgage rates?
Your mileage may vary. Do you know what your credit score is? Find out first from your bank or loan officer. Ask for a credit report (ask the loan officer to provide you with a written copy). Please be mindful that if you inquire about your credit too much your credit score may be affected. I feel it is important to get at least 3 in writing estimates from a bank or a mortgage lender. I personally would get a mortgage estimate in writing and show the next loan officer and ask if they can do better. Please be mindful that you can tell the loan officer what your credit score is and that you can ask and receive an estimate from a loan officer in writing of all costs and charges.
How do I know if a home is a good investment?
You have to live someplace, right? Remember every payment that you make, you are paying down the mortgage. There are many tax advantages, ask your accountant. My advice is to live within your means. (Start small, think tall) It’s always a good idea to pay attention to your location and I feel it’s best to own the smallest house in the most expensive neighborhood. Remember that the best time to plant a tree was 20 years ago. In other words, the time is now to invest in yourself and in your future.
What should I look for in a neighborhood?
Knowledge is power please do lots of research that is important for you. Talk to your local real estate agent and see what they say, be smart with your own research, it will pay dividends. There are many ways to access public information on schools, crime, property values, call the chamber of commerce, call the local municipality and or planning commission about future developments. The real question is what is most important to you?
How can I get pre-approved for a loan?
Do you have a favorite bank that you are working with? Or simply google mortgage companies in the area, personally I would talk to 3 loan officers and ask questions about their services, review rates online and get 3 written estimates.
Do I have to be pre-approved for a loan before I buy?
No, however most sellers will not take their home off the market unless you can show them that you have the money. A bird in the hand is worth two in the bush. Imagine that you have a property that you would like to sell, and the buyer wants you to take your home off the market accept their offer and you will not be able to sell it to anyone else. A pre-approval letter from the buyer provides to the seller a conditional commitment that the buyer can get the money.
Do I need to sell my home first before I purchase a new home?
No, the trick is convincing the seller to accept your offer. Typically, if you can provide documentation such as a pre-approval letter or a bank statement or stock certificates assuring the seller that you have the money, typically that is all that is required.
How much is my home worth?
To determine value, I would get a market analysis from more than one real estate professional and or a professional appraisal. There are several factors in the sale of any property. The competition, the location, the condition, the financing, possession, marketing. Typically, the biggest determining factor is the properties that have sold within the last 30 days close to your location. Remember knowledge is power.
How long will it take to sell my home?
Price is one of the largest factors. I would also look at the other properties that are for sale, in other words, who is your competition? And evaluate a comparison of what is available on the market. I would also ask and research the number of days that properties are on the market to get an estimate of time and value.
Should I make repairs before selling?
Everybody likes that new car smell. Typically, a home will sell faster if you just clean it up and get rid of the clutter. Everybody likes new paint and new carpets. I feel that they are well worth the investment, the renovations of kitchens and bathrooms are also a good place to invest money and typically will increase the value of your property and make your home sell quicker.
What costs are involved in selling a home?
Have your real estate professional provide you a market analysis and a detailed net sheet of all your costs and charges. I would also recommend you call the local title company and get a similar net sheet of all the costs and charges. Also ask questions online about seller’s average costs and charges and review information regarding a seller’s net sheet.
How can I sell my home fast?
Aggressive marketing helps, staging your property and making it look a million bucks is a step in the right direction, open houses will also help, price is typically the biggest determining factor. Everybody wants a deal, be very mindful of your competition, that will help you greatly.
